Key Accountabilities:
- Assist Investment Director with identifying, analyzing, recommending, and implementing new investments, acquisitions, and property disposals.
- Manage development of multi-scenario feasibility and valuation studies based on financial and technical information and alternative financing mechanisms.
- Carry out due diligence and underwriting of potential new M&A and investments projects from ideation till closing and oversee external advisors (financial, commercial, tax, legal, technical etc.) to ensure thorough evaluation and efficient transaction execution.
- Ensure preparation of investment reports for Committees and senior leadership and participate in necessary meetings.
- Collaborate and lead project control groups for development and other related tasks.
- Ensure development and maintenance of financial models for residential properties for sales.
- Manage preparation and delivery of accurate and timely financial analyses and reports, including P&L, cash flow statements, and project performance updates to support corporate decision-making and functional requirements.
- Conduct financial analysis of sales prices, revenue and expenses and suggest ways of increasing property value.
- Review and support preparation of legal documents for investments and negotiate main terms with sellers/buyers, partners, banks and other counterparties.
- Ensure availability of the latest market insights and competition analyses and make suggestions for portfolio.
- Lead, motivate, develop and promote a team of senior analysts and analysts. Review their work and supervise in job responsibilities in fulfilling departmental responsibilities. Coordinate job responsibilities with Investment Director.
- Support internal departments with necessary information and coordinate relevant projects with them.
- Build and maintain strong relationships with internal and external stakeholders.
- Support development of and follow all relevant functional policies, processes, standard operating procedures, and instructions to ensure that work is carried out in a controlled and consistent manner.
- Participate in meetings and trips directly related to the scope of work and prepare briefs and suggestions.
- Participate in team recruiting.
- Ensure compliance with the company’s values, policies, processes, and governance standards, taking accountability for integrity and transparency. Immediately report any accidents, incidents, or dangerous situations to your direct manager.
- Adhere to the company's operational risk management policy. Identify risk factors arising during work processes in a timely manner and take the necessary steps to address them.
- Achieve the annual goals set by the company and agreed upon.
- Execute responsibilities in alignment with corporate strategy and leadership guidance, while exercising independent judgment and initiative in decision-making.
Requirements
- At least a bachelor’s degree in finance, accounting, business administration from a leading educational institution.
- 5+ years of direct and comparable experience in investment (M&A, deals etc.), consulting or financial modelling.
- 2+ years of experience in leadership function and team management.
- Business fluency in Azerbaijani and English required, Russian is a plus.
- Strong corporate finance and financial modelling skills
- Excellent analytical and quantitative skills with the ability to evaluate portfolio performance.
- Proficient with advanced use of Excel, Word, and PowerPoint.
- Strong leadership and problem-solving skills, and communication skills with leadership and stakeholders.
- Self-motivated, result-oriented and able to work independently.
- Knowledge of global and local real estate investment trends.
